These £1million houses in Dulwich, London comprise of two new-build houses constructed in the space behind the client’s existing house. Existing outbuildings onsite were demolished to make way for the new construction.

Challenges & Solutions

The challenges in the structural solutions centred around the following aspects:

- Large column free spans in the elevation
- Long span floor joists
- Coordination with above ground services
- Nearby large trees

The building is made up of timber posi-joists for the roof and first floor supported on steel beams and loadbearing masonry walls. The open-webbed posi-joists allow services to pass through within the depth of the joists, therefore minimising the depth of services zone within the ceiling. Steel box frames are provided to the rear of the building to create a wide opening. At ground level, the floor is made up of beam and block flooring.

Due to its proximity to the trees, we provided two foundation options to the contractor; deep mass concrete strip or screw piles. Deep mass concrete foundations supporting the loadbearing walls and columns were chosen as the final solution due to the simplicity.
