Cavell Street is a new build multi-storey life sciences development that is to be built over a 3.5m diameter sewer.  It lies adjacent to a historical Royal Mail tunnel and a London Overground tunnel and cutting. Evolve was appointed at the start of the project to inform the brief, initial priorities being to evaluate the significant site constraints and restrictions of the site. The project development is ongoing with planning attained.

The site itself represented a challenge as it is long and narrow. Other structural challenges of the site include the design of concrete bridging structures at basement level spanning 10m over the sewer, and public realm space to the north end under the building requiring two columns to be transferred at second floor to create a more open space.

Evolve undertook considerable analysis and assessment into structural vibration to determine the optimum grid with a voided reinforced concrete flat slab frame selected making use of cement replacement concrete to further reduce embodied carbon.

We optioneered the structural frame to provide flexible laboratory space with up to 70:30% wet:dry laboratory use and target net:grossarea of 80%.
