Challenge
The topography of the site is challenging, with around 9m level change from north to south, resulting in complex landscaping and substructure design.
Furthermore the research to determine materially and environmentally efficient, repetitive, and easily buildable solutions for such a large site is a meaningful task which we were excited to take on board.
Solution
During RIBA Stage 2, we explored use of Modern Methods of Construction (MMC) to maximise efficiency, including Light Gauge Steel framing, cross laminated timber, full or partially modular construction and loadbearing masonry and precast concrete panels. Embodied Carbon values calculated for all options and appraised when choosing the final structural solution.

The complex topography of the site played a significant role in the discover that reinforced concrete frames were in this instance the most efficient structural solution, as a significant portion of the substructure needed to be formed in RC irrespectively.
